Reservation Deposits To reserve a Condo for your vacatioervation deposit is n, a $250 resdue at the time you make your reservation. To reserve a House or Cottage for your vacation, a $500 reservation deposit is due at the time you make your reservation. This is applied toward your rental balance. We accept Visa, Mastercard, Discover and Personal Checks as a deposit. Please make checks payable to Affordable Vacation Rentals.

Balance Due The total balance of your charges are due no later than 30 days prior to your arrival date. Balance may be paid by personal check or credit card. Sorry but No personal checks accepted at check-in.

Damage Deposit - Typically, damage to a vacation property means additional expense to you and us. A damage deposit will be required on all rentals. $100 for a Condo and $250 for a House or Cottage. Any damage will be deducted from your deposit with all excess amounts being the sole responsibility of the registered guest. Any excess damages will be charged to the Credit card we have on file. It will be up to the renter to reconcile with any member of his or her party that may have actually caused the damage.  Deposits will be returned with-in 30 days of departure, assuming there is no damage. Please abide by the few simple rules shown below.

Upon Arrival please check your unit thoroughly upon arrival. Every effort is made to see that your unit is cleaned and undamaged before your arrival. If this is not the case, please report any discrepancies immediately to our office to insure that the problem is resolved and that you will not be held responsible. Please do not wait until you check out to make us aware of problems, we can not fix it then. The most important thing is that we have the opportunity to make repairs as quickly as possible, so as to not hamper your vacation or the next guests vacation. Accidents happen. The premise of the waiver is that accidents will occur and we want to minimize or eliminate your inconvenience and costs if they do. 
 
Check in is at 3:00 PM, not before. In peak season months it may be up to 4pm or as soon as your rental property has been cleaned. Your keys will be in a lock box on or by the door of your condo. The combination will be emailed to you upon full payment of your charges. 
 
Linens These are individually owned properties. Please arrange for linens in advance. We give our guests the option of bringing their own linens or renting them. Although bed spreads, blankets, and pillows are provided with each rental, linens can be rented and are available at a cost of $59 for up to 5 people, an additional $10 per person above 5.  A linen package includes fitted, flat sheets, and pillow cases, bath towels, washcloths. Bath mats, dish cloths and dish towels. If ordered, the linens will be delivered to your rental unit. Upon departure, leave dirty linens on the beds and in the bathrooms.
 
Cancelations These are individually owned properties and Upon confirmation, the unit is off the market to anyone else. However, confirmed reservations may be canceled by Written Notice or Email. If you cancel at least 45 days prior to your scheduled check-in date, your liability is limited to a $195 cancelation fee. No refunds will be issued for a cancelation inside of the 45 day window. 
 
Taxes & Fees All Rentals less than 90 days in duration are subject to 11% sales/accommodations tax. A non-refundable processing fee is applied to all reservations.
Departure Maid Service Departure maid service is required on each reservation in the amount of $79 for a one or two bedroom, $95 for a three bedroom, $100 for 4 bedrooms.
No - Nos and Other Policy's  Due to insurance liabilities and HOA guidelines, we rent to families and responsible adults over 25 only. Please note that the minimum check-in age is 25. The HOA does not allow Pets, Motorcycles, Scooters, Boats, Golf Carts or Trailers on property. We do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring break, etc. No Pets are allowed in any unit. Fireworks and grilling on balconies is illegal within the city limits. Any violations will result in termination of rental agreement and immediate eviction without refund.Please note that the Horry County Fire Marshall limits occupancy in 2 Bedroom properties to 6 people. The only exception is if the 7th person is a small child.
 
Transfers & Refunds In the event that rental unit cannot be occupied or is sold, Affordable Vacation Rentals reserves the right to transfer reservations to a comparable unit or refund advance prepayment.. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, ready departure, or disruption of utility services (including phone and cable), after occupancy. No refunds will be made due to hurricanes unless an evacuation is ordered. The last hurricanes in this area were (Hazel)1954 and (Hugo) in 1990. Two in 60 years. 

Sub-Tropical Climate acclimation We live in a sub-tropical climate much like Florida. The gulf-stream comes close to shore here. This gives us some fantastic weather, but the bugs like it too. Bugs are a common occurrence in any semi tropical area. Our properties have exterminating contracts and are treated once a month, but the bugs don’t know that and they will still try to come into a property from time to time. Please keep the following in mind: We don’t really have any type of bug that is harmful. Our only real nuisance are palmetto bugs, and they are absolutely harmless. They dont live inside but they do try to get inside when it is hot out-side.Dead bugs mean that the extermination is working and nothing further can be done. If you are in-town for more than a few days you may see a Alligator. Typically they hang out on golf coarse ponds or lakes. They are normally pretty small, if they get big they will be relocated. They are very rarely dangerous to adults but It is a good idea to leave them alone. When checking in and loading your Refrigerators down with groceries, remember the more groceries and warm drinks you load into the frig the longer it will take to get down to operating temperature. Allow 6 to 10 hours for this to happen.
 
Important Departure Guidelines

Guests are responsible for the following:
Clean and put away all dishes, glasses, pots and other kitchen utensils. Put trash in plastic bag and take to dumpster or outside trash cans.If linens are rented please leave on the beds and in bathrooms. Please leave the property in a secure and orderly fashion. We would do the same at your house.

Check Out Check out is 10 AM on day of departure. Premises must be completely vacated and keys returned to the lock Box by the door, by 10 am. There is a Late Check out fee of $25 per hour, no exceptions. We must have time to clean the rental before the next guest arrives. For security reasons and lock change expense, there is a $25.00 charge for each lost or unreturned key.

  • Personal Toiletries, Cameras and Film, Food and condiments, dishwasher & laundry soap, Paper products (toilet paper, paper towels, etc.)
  • Beach towels, Beach and Fishing Equipment, Lots of Sunscreen, a hat & Sun glasses.
